NOTICE OF FORECLOSURE SALE

THE STATE OF TEXAS
COUNTY OF JEFFERSON
THIS NOTICE OF FORECLOSURE IS GIVEN pursuant to Tex. Tax Code Chapter 34, and Tex. R. Civ. P. 21a., by virtue of an Order of Sale issued on November 12, 2025, pursuant to the Judgment rendered in favor of the plaintiffs and/or intervenors on November 14, 2024 by the 136th Judicial District Court in Jefferson County, Texas, in Cause No. 23DCCV0090 styled JEFFERSON COUNTY, ET AL vs. JOAQUIN GARCIA, ET AL, on December 8, 2025, I levied, against all legal interest and/or right of all defendants subject to said Judgment, upon the following described tracts or parcels of land:
STREET ADDRESS: 2589 Highway 73, Port Arthur, TX 77642;
TAX ACCOUNT NUMBER(S): 049550-000-075600-00000; and
LEGAL DESCRIPTION: A tract of land containing 5.0339 acres, more or less, located in the T & NO Railroad Survey, Abstract 275 in Jefferson County, Texas; being more particularly described by metes and bounds in a deed from John G. Mitchell to Joaquin Garcia dated May 19, 2016 recorded under Clerk’s File No. 2016016247 in the Official Public Records of Jefferson County, Texas; and being located in Palomar, an unrecorded subdivision, and the same property identified on the Plaintiff’s tax rolls as Account No. 049550-000-075600-00000 LOTS 9 10 11 20 21 22 LOT 8 TRACT 2 LOT 19 TRACT 2 TRACT A TRACT B BLOCK 36 LOTS 9A 17-23 LOT 8 TRACT 2 LOT 16 TRACT 2 TRACT A TRACT C BLOCK 32 PALOMAR 5.0339 ACRESS.
On March 3, 2026, being the first Tuesday of said month, between the hours of 10:00 am and 4:00 pm, at the most northerly entrance of the newest addition to the Courthouse, Beaumont, Texas, I will offer for sale and sell at public auction, for cash, all the right, title, and interest of all defendants subject to said Judgment, in and to said tracts or parcels of land, as provided for by the Texas Tax Code, to satisfy said Judgment for delinquent property taxes, accrued penalties, interests, and attorney’s fees, totaling $37,269.34, plus all post judgment interest, penalties, court costs and costs of sale awarded therein and pursuant to the Texas Tax Code, due on said tracts or parcels of land. The sale shall begin no earlier than 10:00 a.m. and no later than three hours thereafter. The sale shall be completed by three hours after it commences or 4:00 p.m., whichever occurs first. I hereby verify, certify and declare under penalty of perjury that I delivered a true and correct copy of this Notice of Foreclosure Sale by Certified Mail and First-Class Mail through the United States Postal Service, return receipt requested, to each of the defendant named in said Judgment.

BUYERS ASSUME ALL RISKS.
